For example, if a tenant leases 2,000 square feet at $25 per square foot annually, the annual base rent would be $50,000, or approximately $4,167 per month.

When expressed as a monthly calculation:

Monthly Base Rent = (Rentable Square Feet × Annual Rate per Square Foot) ÷ 12

Real-World Application of Base Rent in Real Estate

In practice, base rent appears differently across lease structures. In a triple net lease (NNN), the base rent is just one component, with the tenant separately paying property taxes, insurance, and common area maintenance.

For instance, a retail tenant might pay $30 per square foot in base rent for a 5,000-square-foot space, totaling $150,000 annually. Additionally, they would pay their proportionate share of operating expenses on top of this base amount.

In gross leases, the landlord includes some or all operating expenses within the base rent figure, simplifying the tenant’s payment structure. An office tenant might pay $40 per square foot in base rent with utilities and janitorial services included.

Landlords use base rent as a reliable income stream for covering mortgage payments, generating profit, and maintaining property value. It provides predictable cash flow that lenders and investors evaluate when assessing a property’s financial performance.
